Quantity Surveyor

Job Summary

The Quantity Surveyor (Building) is responsible for managing project costs, contracts, and financial documentation throughout the lifecycle of building construction projects. This role ensures accurate quantity take-offs, timely preparation of payment applications, effective handling of variations, and proper contract administration to support successful project delivery.

Qualification

• Bachelor’s degree in civil engineering, or related field.
• 3–7 years of experience in construction projects.
• Strong knowledge of building construction methods, materials, and standards.
• Familiarity with building contract frameworks.

Key Responsibilities

• Prepare detailed quantity take-offs for building works (structural, architectural, finishes, MEP).
• Verify subcontractor and supplier quantities against project drawings and specifications.
• Maintain updated records of material usage and labor quantities.
• Prepare interim payment applications and final accounts for clients.
• Review and certify subcontractor payment requests based on actual progress.
• Ensure compliance with contract terms and project milestones.
• Identify, evaluate, and document variations in scope (design changes, additional works, site conditions).
• Prepare variation orders and claims documentation for client approval.
• Negotiate variation costs and timelines with clients and subcontractors.
• Assist in drafting, reviewing, and managing contracts with clients and subcontractors.
• Monitor compliance with FIDIC or local building contract standards.
• Maintain records of correspondence, agreements, and contractual changes.
• Support dispute resolution processes with proper documentation.
• Provide cost reports, cash flow forecasts, and financial updates to project management.
• Coordinate with site engineers, project managers, and procurement teams.
• Ensure timely communication of financial and contractual issues to stakeholders.
